THR Property Management and Invitation Homes have agreed to a $682,680 settlement to resolve a class action lawsuit that alleged the property management companies failed to comply with Florida law regarding renters’ security deposits and the advertisement of rent prices without the inclusion of all fees.

The $682,680 THR Property Management class action settlement received preliminary approval from the court on April 26, 2026. The deal covers all individuals in Florida who signed a lease with THR, Invitation Homes, or any subsidiaries or affiliated entities and paid a security deposit from February 15, 2021 through October 31, 2025.
Court documents state that approximately 34,134 people are covered by the class action settlement.

THR settlement class members who file a valid, timely claim form can receive a $20 cash payment from the deal. If multiple claims are submitted for the same rental agreement, each tenant will receive a portion of the $20 payment.
To file a THR settlement claim form, class members can head to this page and log in using the notice ID and PIN found on their copy of the settlement notice.
All THR settlement claim forms must be submitted by August 14, 2026.
The court will determine whether to grant final approval to the THR Property Management settlement following a hearing on August 31, 2026. Compensation will begin to be distributed only after final approval is granted and any appeals are resolved.
The THR Property Management lawsuit claimed that the company, which is the property management arm of Invitation Homes, violated Florida law by taking possession of tenants’ security deposits without giving them the chance to object within the statutory period, failing to send lawful security deposit notice letters, failing to timely return security deposits, and advertising rent prices without including all mandatory fees.
