Thirty-seven settlements with a combined value of $359,925,000 have been reached to partially resolve multidistrict litigation alleging that a laundry list of property management companies participated in an unlawful conspiracy to fix and inflate rental prices for multifamily residential housing using RealPage software.

The second set of RealPage class action settlements, which includes 11 deals with 14 companies, received preliminary approval from the court on May 22, 2026, following a group of 26 settlements that were preliminarily approved in November 2025.
The second set of deals covers all individuals and entities in the United States and its territories who paid rent on at least one multifamily residential real estate lease directly to any owner, manager, and/or owner-operator on a property subject to a license for RealPage’s Revenue Management Solutions, Lease Rent Options, YieldStar, and/or AI Revenue Management at any time from October 18, 2018 through November 21, 2025.
Individuals who are unsure if they are included in the class can check whether their rental property appears on the list of affected properties here, though the settlement website notes that even those whose buildings do not appear on the list may still qualify.

RealPage settlement class members who submit a timely, valid claim form can receive a pro rata cash payment based on the amount of rent paid during the timeframe covered by the deals, subject to adjustment based on estimated overcharges.
The final amount of each class member’s cash payout will depend on the number of valid claims filed, among other factors.
To submit a RealPage settlement claim form online, class members can head to this page and select whether they have a notice ID and confirmation code, which appeared on settlement notices sent to class members. Alternatively, class members can download a PDF claim form to print, complete and return by mail to the settlement administrator.
All RealPage settlement claim forms must be submitted online or postmarked no later than January 29, 2027.
The court will determine whether to grant the RealPage settlements final approval following a hearing on October 15, 2026. Compensation will begin to be distributed to class members only after final approval has been granted and any appeals have been resolved.
The RealPage multidistrict litigation alleged that the defendants engaged in an illegal conspiracy to inflate and fix rental rates for multifamily residential housing in the United States by exchanging competitively sensitive information about rental pricing and leasing, in violation of the Sherman Antitrust Act and a slew of state antitrust laws.
The lawsuits further alleged that because of the defendants’ illegal conduct, tenants were overcharged for housing and had fewer rental options available to them.
The litigation will continue against the defendants that have not chosen to settle their claims.
