$34M Home Partners Settlement Ends Class Action Lawsuit Over Allegedly Misleading Leases

A $34M class action settlement ends litigation against Home Partners over allegedly misleading, unlawful and/or unenforceable lease clauses.
A $34 million class action settlement will resolve litigation that alleged Home Partners Holdings, Pathlight Property Management and other related companies, referred to collectively as Home Partners, signed consumers to leases that contained misleading, unenforceable or otherwise illegal provisions.

The Home Partners class action settlement received preliminary court approval on July 31, 2025.
The settlement covers anyone in the U.S. to whom Pathlight Property Management or Home Partners Holdings leased a home, was a household member or other occupant listed in such a lease or was otherwise party to one of these leases, and occupied the home at any time during the applicable periods listed below:
- Between March 1, 2016 and July 31, 2025 for those in Minnesota;
- Between September 21, 2026 and July 31, 2025 for those in Washington;
- Between May 1, 2017 and July 31, 2025 for those in Colorado; and
- Between December 22, 2019 and July 31, 2025 for those in any other state or in the District of Columbia.

No action is required on the part of Home Partners settlement class members to receive some settlement benefits, though others available through the deal, such as repair and maintenance cost reimbursement, will require class members to submit a timely, valid claim form.
Additionally, no action is required on the part of class members who are currently residents of houses leased to them by Home Partners to receive a base payment of credit toward their rent, the settlement website shares. However, class members who are current residents and who do not have an outstanding balance of three times their monthly base rent or more may choose to submit a claim form to receive a direct payment by check instead of a base rent credit.
These terms also apply to residents who will have fewer than 60 days left on their lease after the effective date of the settlement, which will be after December 2, 2025, court documents state.
Former residents, the settlement website notes, will only be able to receive their payment via an automatically mailed check, and are advised to check their mailing address as listed in the email settlement notice to ensure that the court has the correct contact information. Incorrect contact information may be corrected here.
If a former resident class member has an outstanding balance of more than one month’s rent, their settlement payment will first be applied to that balance and, if any payment funds remain after that, they will receive the remainder via check, the settlement site says.
Additionally, all class members who submit a timely, valid claim form will be able to receive up to $2,500 in reimbursement for home repairs they argue should have been Home Partners’ responsibility but that they had to perform or pay others to perform instead. Claimed repairs cannot have been reimbursed by another source prior to the submission of the claim.
All available Home Partners settlement payments may be decreased on a pro rata, or equal share, basis, depending on the number of valid claims filed. The settlement site adds that if a lease household covered by the deal has more than one settlement class member, the payment will be split equally between each individual.
To submit a claim form online, request payment by check or submit an address update, class members can visit this page and log in with the unique settlement claim ID found in their copy of the settlement notice.
Alternatively, a PDF of the claim form, which includes the check payment request and address update forms, is available to print, fill out and mail back to the address listed at the top of the first page.
All claim forms must be submitted by October 27, 2025.
A hearing is scheduled for December 2, 2025 to determine whether the Home Partners class action settlement will receive final approval from the court. Payments will begin to be distributed to class members only after final approval has been granted and any appeals have been resolved.
The Home Partners class action lawsuit alleged that Home Partners Holdings, Pathlight Property Management and other related companies leased residential properties to consumers with leases that contained misleading, unenforceable or otherwise unlawful clauses and provisions, including repair and maintenance obligations.
